These terms govern all bookings and services provided by sqft Studio, operating as ft² Studio (“ft²”, “we”, “us”), a real estate media studio based in Toronto, Ontario, Canada. By booking a shoot or using our services you agree to these terms.
We provide real estate media services including photography, cinematic film, drone imagery, 3D tours, floor plans and social media cuts, serving the Greater Toronto Area, Niagara and Hamilton, with travel available by arrangement.
A booking is confirmed when we accept it and confirm the date with you. Prices are in Canadian dollars and subject to applicable taxes (HST). Payment is due as stated on your invoice; unless otherwise agreed in writing, full payment is required before final media is released.
You may cancel or reschedule free of charge with at least 24 hours’ notice. Cancellations with less than 24 hours’ notice may incur a fee of up to 50% of the booking. If we cannot access the property at the scheduled time, the full booking fee may apply.
Exterior, twilight and drone work depends on weather. Where conditions compromise the result, we may recommend rescheduling, and we offer one weather reshoot of affected exterior shots per booking at no additional charge.
Please have the property shoot-ready — we photograph the property as presented and do not clean, stage or move furniture. You confirm you have the property owner’s permission for the shoot and for the use of the resulting media, and that anyone appearing in the media consents to it.
Typical delivery is 24–72 hours from the shoot; complex productions may take longer as agreed at booking. Please review deliverables within 7 days — we correct technical errors at no charge, while stylistic re-edits may be quoted separately.
sqft Studio retains copyright in all photos, film and other media we create. Your booking includes a non-exclusive, non-transferable licence to use the media to market the specific listing it was created for — including MLS, listing portals, social media, and print marketing — and in your own personal marketing portfolio.
The licence does not transfer to other agents, brokerages, builders, stagers or any third party; anyone else who wishes to use the media must licence it from us separately. Media may not be resold, edited into misleading representations of the property, or used to train AI systems without our written consent. We may use the work in our own portfolio and promotion; you may opt out of this by writing to us.
Drone work is performed by pilots holding Transport Canada RPAS certification and is subject to airspace rules, weather and site conditions. Where a drone flight is not legally possible at a property, we will advise and, where practical, substitute elevated or ground alternatives.
We perform our services with reasonable professional skill and care. To the fullest extent permitted by law, we are not liable for indirect or consequential losses, and our total liability for any claim relating to a booking is limited to the amount you paid for that booking.

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable in Ontario. Any disputes will be resolved in the courts of Ontario.
